Working with Renee was a Positive Experience!
This letter is to convey to you what we found to be a very positive experience working with the Coldwell Banker office in Dillon, and specifically, with Renee Apfelbeck. Our search for a Colorado property began more than six months ago by looking on the Internet and making inquires about specific properties via email to various real estate offices/realtors. Most of the emails I sent went unanswered. A couple realtors did respond with answers to one or two specific questions, but Renee emailed back immediately with answers to all my questions, and more importantly, made a point of asking just exactly what we were looking for. Renee took time to put together a package with Real Estate Magazines, property "Hot Sheet", Mortgage Lenders and Property Management offices in January as we began planning a visit to Colorado, and then sent a second package with updated property listings just before our visit on March 1st. As soon as we met Renee, we were very much impressed with her professionalism and her dedication in finding just the right property for us. Renee spent many hours that weekend showing us properties, and then was incredibly patient as we revisited two of the properties and spent the time we needed to decide which one was right for us. We never felt rushed or pressured, and we were always treated as if we were contemplating a million-dollar deal, instead of a one-bedroom condo. After our offer was accepted and we returned to Illinois, Renee took care of all the details. She found answers to all our questions and promptly answered each email and telephone call. The loan acceptance went off without a hitch and Renee took care of everything for the closing just last Friday. I can't imagine going through this whole experience from start to finish, (from several states away), with anyone other than Renee! She handled everything with ease and is truly a credit to the real estate profession. I hope this letter conveys just how pleased we have been with our entire experience working with Renee. Although we are looking forward to enjoying our "current purchase", we've already discussed an upgrade in a few years, and we'll certainly be looking for Renee's help if she's available.

While it is impossible to predict what a particular house will be worth at any point in the future, single family homes have a track record of being excellent investments. If you want to take the plunge, what should you look for in an investment property?
Location is the prime factor. A great location will make a property easier to rent or sell later on for top dollar. You should also consider the cash flow situation. It is often difficult to break even or show a profit from your rental income for the first few years of owning a property. Assuming the property will appreciate as you own it, you should consider the potential amount of equity you will build up each year. If you are planning to become a landlord, it is a good idea to consult a real estate agent and an accountant to help make sure that your decision to purchase investment real estate is an informed one.
